Buying a new launch condo in Singapore sounds simple — you register, you choose a unit, you sign. But the order of events, the timing of payments, and the strategy you use during balloting can make a real difference to which unit you end up with and how much it costs you.
Here's the complete step-by-step process for buying Thomson Reserve, based on how UOL/CapitaLand/SingLand have run their previous launches.
Register Your Interest
Go to thomson-reserve-direct-developer.com and fill in the contact form. Or message me directly on WhatsApp. This puts you on the official database for:
- Showflat appointment — VVIP preview slots are prioritised for early registrants
- Price list — released 1–2 days before launch to registered buyers only
- E-brochure & floor plans — as soon as they're confirmed by the developer
- Balloting updates — you'll receive SMS/email with your queue number
Secure Your Financing
Don't wait until you've selected a unit. Get your In-Principle Approval (IPA) from a bank before showflat day. Here's what you need:
- MSR applies to HDB upgraders — if you're selling your HDB, know how much you can borrow
- TDSR (Total Debt Servicing Ratio) — capped at 55% of your income for most borrowers
- Bank IPA letter — valid for ~30 days; shows the developer you're a serious, ready buyer
- Compare rates — fixed vs floating; 3 banks minimum
Showflat Visit & Stack Selection
The showflat opens in phases. VVIP preview happens first (usually over 1–2 days), followed by public preview. Here's what you'll do:
- View the showflat units (typically 2–3 layouts)
- Review the official price list — released on the day
- Compare stack options — facing, floor level, proximity to facilities
- Shortlist your top 3–5 units in order of preference
Queue Number & Option Fee
Balloting determines who selects units first. Here's the sequence:
- VIP ballot — high-value agents and their clients go first
- General ballot — all other registered buyers, randomly drawn
- Each buyer gets ~3–5 minutes to select and book
- Option-to-Purchase (OTP) fee — typically 5% of purchase price, payable via cashier's order
Sign the SPA (Sale & Purchase Agreement)
After booking, you have up to 8 weeks to sign the SPA. During this period:
- Your lawyer reviews the SPA (developer's conveyancing)
- You pay the balance downpayment — 20% total (5% OTP + 15% within 8 weeks)
- Stamp duty (BSD/ABSD) is paid — your lawyer handles this
- Loan documentation is signed with your bank
Progressive Payments (~2032 TOP)
Thomson Reserve's estimated TOP is ~2031–2032. During construction, you make progressive payments based on construction milestones:
- Foundation work — ~10%
- Reinforced concrete framework — ~40%
- Partition walls, roofing, etc. — remaining portions
- Total progressive payments follow the Normal Progressive Payment Scheme (NPS)
- Interest on your loan accrues only on the disbursed amount, not the full purchase price
Collect Your Keys & Defect Check
When TOP is issued:
- Developer notifies you to collect keys
- You have 12 months from TOP to report defects
- Engage a professional defect inspector — don't DIY this
- Remaining 15–20% of purchase price is paid at TOP (or via loan drawdown)
💰 Quick Cost Summary for Thomson Reserve
- OTP fee (booking): 5% of purchase price (cashier's order)
- Balance downpayment: 15% within 8 weeks
- BSD (Buyer's Stamp Duty): 1–6% tiered
- ABSD: 0% (SC first property) / 20% (SC second property) / 60% (foreigner)
- Legal fees: ~$3,000–$5,000
- Agent commission: $0 (paid by developer)
- Progressive payments: over construction period (~5 years)
- Final payment at TOP: remaining ~15–20%
⚠️ Common Mistakes to Avoid
- Waiting to get financing after booking — get IPA first or risk losing your OTP fee
- Registering with multiple agents — whoever registers you first gets the commission, and you get no benefit from doubling up
- Skipping stack strategy — two units on the same floor can differ by $50K+ based on facing, pool view vs road noise
- Not having a backup unit — balloting moves fast; hesitation costs you
- Ignoring the fine print on progressive payments — know your cash flow obligations for the next 5 years
