Location & Connectivity

Thomson Reserve wins on location hands-down — it's the only one in the RCR (Rest of Central Region) at an OCR land cost. Upper Thomson MRT is literally next door, and Bright Hill will become a TEL/CRL interchange in the future. You're also beside MacRitchie Reservoir and Windsor Nature Park — this is a nature-front address.

Lentor Gardens is in the OCR Lentor cluster. It's a nice area with Hillock Park and Lentor MRT, but you're further from the city and the surrounding neighbourhood is still developing. The upside is the Lentor master plan — amenities are coming.

The Arcady @ Boon Keng is RCR on Serangoon Road, D12. Boon Keng MRT on the NEL is walkable. You're close to the city but surrounded by older HDB estates. No nature parks adjacent, but you get city-fringe convenience.

Thomson Reserve — RCR land at $1,178 psf/ppr is unusually cheap. The TEL is still maturing, and the CRL interchange will be a future value catalyst. The mega development format means more resale competition post-TOP, but location quality and scarcity of new launches in Upper Thomson should support pricing.

Lentor Gardens — Frasers/CSC/Sekisui is a strong developer group. The Lentor cluster already has several new launches, which means established comparables and steady demand. But the OCR location means more competition from other OCR projects.

My honest take: Thomson Reserve offers the best risk-adjusted value of the three, especially for upgraders and families. The land cost alone gives it a structural pricing advantage that the other two can't match.
