Thomson Reserve, rising on the former Thomson View en bloc site along Bright Hill Drive, is planned for 1,268 residential units across six towers — a scale that puts it in a different league from the boutique and mid-sized developments this part of District 20 is known for.

Whether it ends up being called "Upper Thomson's biggest new launch" in the record books depends on how you measure it. But by unit count, site size, and the weight of the developers behind it, Thomson Reserve is shaping up to be the most significant residential launch this neighbourhood has seen in years. Here's why.

A site big enough to change the neighbourhood's shape

Thomson Reserve sits on the former Thomson View site, a plot of roughly 504,300 sqft along Bright Hill Drive, with a secondary access point off Sin Ming Drive. The development is planned as six towers — four 21-storey blocks in a Classic Collection and two 30-storey blocks in a Luxury Collection — a layout designed to spread density across the site rather than concentrate it into one or two towers.

For a mature, low-rise-dominated pocket of Upper Thomson, a project of this footprint is unusual. Most of the condominiums in the immediate vicinity were built decades ago at a fraction of this scale, which is part of why Thomson Reserve's arrival is being watched closely by agents and buyers across the district.

Three heavyweight developers, one joint venture

Thomson Reserve is developed by Tamarind Development Pte. Ltd., a joint venture formed by UOL Group, Singapore Land Group (SingLand) and CapitaLand Development. All three are among the most established names in Singapore's residential landscape, with decades of combined track record delivering large-scale condominiums.

A consortium of this size taking on a single site is itself a signal. It typically points to a development that developers expect to be complex to execute — in facilities planning, phasing, and sales strategy — precisely because of its scale, and one they're confident enough in to commit significant resources toward together.

Connectivity that matches the scale

Size alone doesn't make a launch significant — location does the rest of the work. Thomson Reserve's position along Bright Hill Drive puts it close to Upper Thomson MRT Station (TE8) on the Thomson-East Coast Line, with Bright Hill MRT (TE7) also within reach. From either station, residents connect onward to the Circle, Downtown, North-South and North-East Lines, putting Orchard, the CBD, and much of the island within a reasonable commute.

The development also sits close to Thomson Plaza for everyday amenities, and directly adjacent to MacRitchie Reservoir and its surrounding nature trails — a combination of transit access and greenery that's genuinely rare to find on a single address in Singapore.

Families haven't been left out of the equation

Ai Tong School sits within about a kilometre of the site, which matters to the many families who already treat Upper Thomson as a long-term home rather than a stopover. A development this large, in a location this established, is likely to draw as much interest from upgraders and families as from investors.

What "biggest" should actually mean to a buyer

It's worth being precise about the claim. Thomson Reserve's 1,268 units make it one of the largest new launches Upper Thomson has seen by unit count and site area — that part is well documented. Whether it becomes the single biggest launch in the district's history, or simply the biggest in recent memory, will depend on how later projects in the pipeline compare once they're confirmed.

For buyers, the more useful question isn't the superlative — it's what scale actually delivers: more facility space to work with, a wider range of unit layouts across two distinct collections, and a longer runway for the precinct's value to mature as more of the surrounding area develops. Pricing for Thomson Reserve has not been released, so it's too early to weigh scale against cost. That detail will only be confirmed closer to the preview.

Thomson Reserve's sales gallery is expected to open ahead of an estimated preview in October 2026, with four show units — each styled by a different interior designer — planned for viewing. Exact dates and pricing have not yet been confirmed by the developer.
